Hilly, wooded lots, big decks and long runs of fence. Bella Vista asks a lot of outdoor wood, so that is where we start: decks and fences first, then the walls and rooms behind them.

Start with the deck
Shade, leaf fall and strong sun all land on the same boards.
Bella Vista sits north of Bentonville near the Missouri line, on hilly, heavily wooded lots with several lakes, Loch Lomond, Lake Ann and Lake Avalon among them. Many homes here have a large deck to make the most of that view, and a large deck is the first piece of a house to show its age. Water sits on the boards, mildew grows where the trees keep the sun off, and the open stretches get bleached by UV through our hot, humid summers.
Good deck work is a sequence. We clean the wood and let it dry, sand back anywhere the old stain has failed, repair what needs repairing, and only then coat it. Painted decks get a UV-resistant coating. If you want the grain to show, a semi-transparent stain does that and protects at the same time. Railings, steps and built-in benches get the same attention, because they are where hands and feet land. The full breakdown is on our deck and fence painting page.
Fences follow the same logic, only longer. A long fence in the shade is a natural home for algae and mildew, and a bare fence board drinks water in the spring and dries out in August. Sanding, priming or staining, and re-coating on a sensible cycle keeps the wood from checking and splitting. It is outdoor wood maintenance, and it is much cheaper than replacing boards.

Mildew is a prep problem before it is a paint problem.
Under a canopy of trees, the shaded walls of a house stay damp long after the sunny ones dry, and mildew settles in. If you paint over it, it comes straight back through the new coat. The answer is to wash the wall properly, let it dry, repair any soft spots, prime where needed, and then use a coating built for our weather. High-quality acrylic latex holds up best on most siding and trim here, and a good repaint lasts somewhere in the range of 5 to 10 years, which we are happy to check against your actual walls at the estimate.
A hillside lot adds its own complications: ladders on slopes, walls that sit twenty feet off the ground on one side and at eye level on the other, and gutters full of what the trees dropped. We plan the access before we price it, so the number you get already accounts for the hill.

Obed is amazing. He did amazing work and kept his word. They power washed and re-stained our front and back porch. They did excellent lattice work on the back porch. He runs his company very well. his team went above and beyond for the project and was very careful with our hydrangea flowers that they had to work around. I will be referring my friends to him and using him again when the time comes. Highly recommend Quality Pro Painting.
