Why a pressure washer cannot give you the brick you wanted

Plenty of Northwest Arkansas homeowners start with a search for pressure washing. The brick looks dark, dated or dingy, and the obvious fix seems to be getting the grime off. A good power wash will do that. It will not change the color, the tone or the character of the brick underneath, and that is usually the thing the homeowner is tired of looking at.

Brick here takes a beating. Hot, humid summers and strong UV fade and streak it, heavy spring storms drive water into it, freeze-thaw winters work on it, and the shaded north wall grows a green film that keeps coming back. Cleaning resets the surface, but you are still looking at the same orange-red or brown brick you started with. If the color was the problem, the cleaning solves very little.

Painting it is the other common answer, and it has its own catch. Paint forms a film on top of masonry, and a film can hold moisture in a wall that is meant to let it out. That is why we steer brick toward lime wash and mineral finishes, which are natural and breathable instead of sealing the surface under a coat.

Venetian glaze and Venetian plaster are the interior side of the craft, layered and hand-applied, with depth and a gentle sheen. Mineral paint uses mineral pigments and binders and gives a rich, matte color on interior or exterior surfaces.

What it looks like as it ages, and how to plan for it

Lime wash is meant to move. Color shifts a little from one patch of brick to the next, and that variation is the whole point.

That is the difference from a uniform coat of paint. A mineral finish is breathable and picks up a patina over the seasons, so a wall in July sun and the same wall under March rain will not look identical to the day it was finished. Homeowners who want a flat, even, factory-smooth surface are better served by paint, and we will tell you so at the estimate. Homeowners who want warmth and texture are who lime wash is for.

Think about the rest of the house before you pick a tone. Four finishes, each with its own job on the wall

Lime wash & white wash

A natural, breathable mineral finish that soaks into the brick and leaves soft, textured movement. The color varies from patch to patch, which is what gives an exterior depth and warmth. White wash is the gentler version: a diluted white tint that brightens the surface and lets the grain of the brick come through.

Venetian glaze

A translucent, layered finish for interior walls. Each coat adds depth and a little luminosity, ending in a soft sheen that looks like classic Italian decorative work.

Venetian plaster

A polished, lime-based plaster built up in layers, with the depth and movement of natural stone. It is the finish for a dining room or an entry wall that should feel like marble without being marble.

Mineral paint

Made from mineral pigments and binders: durable, breathable and matte, with a rich, earthy color. It works inside and outside the house, and it is our choice when you want color without a plastic-looking film.

Power washing fixes dirt

If the brick is a color you like and only needs the green film, cobwebs and spring pollen taken off, a power wash is honest, quick work. We can coordinate it as pre-treatment when a lime wash is coming next.

What it cannot do is change anything. The brick comes out cleaner and exactly the same color, so a dark, dated facade is still a dark, dated facade, only a tidier one. Shaded walls in our humid climate tend to grow that film back.
