Rogers sits on I-49 between Springdale and Bentonville, and the painting here splits into two kinds of work. Downtown, the historic brick storefronts need steady attention at the edges: doors, trim, window surrounds, and the bigger question of what to do about the brick itself. Out around Pinnacle Hills the work looks more like a family house: siding and trim facing the afternoon sun, garage doors, and interiors that take daily wear.

The brick question is where we like to slow down. Paint forms a film on top of the masonry, and a film can trap moisture behind it through a humid summer and a freeze-thaw winter. Lime wash is the other route: a natural, breathable mineral finish that soaks into the brick and leaves soft, textured movement and subtle variation in color. Weather decides most of the rest. Strong UV fades south and west walls first, spring storms push rain into any gap in the caulk, and horizontal trim takes the worst of it.
